Befimmo welcomes European Commission as new tenant in LOOM

Befimmo and the European Commission have signed a long-term usufruct agreement for the LOOM building located at Rue de la Loi 52 in Brussels. Under this usufruct agreement, which was signed on 6 June 2025, the European Commission will move into the building at the end of 2026 for a period of 18 years.

A forward-looking choice for the European Commission

The European Commission will occupy a total of some 22,360 m², comprising office spaces, archives, terraces and support functions. An estimated 900 to 1,000 staff will work there daily.

LOOM, with a total area of around 25,000 m² (offices and residential), was developed with a strong focus on sustainability, circularity and user comfort. Among other certifications, the project fishes BREEAM Outstanding, WELL Gold Ready and a PEB A-score, placing it among the absolute top energy-efficient office developments in Brussels.

In addition to the office floors, the building has various facilities such as a restaurant, ample bicycle parking, showers with lockers and cloakrooms, .... The European Commission can also enjoy two spacious indoor gardens and a beautiful rooftop garden, as well as ​ ​ several terraces where it is pleasant to linger. A residential section of 48 studios is also part of the project, further enhancing the mixed-use nature of the Europe district

With its strategic location within walking distance of the European institutions and easy access via public transport, LOOM is a prime location in the European Quarter and fits perfectly within the European Commission's strategic real estate ambitions.

With this agreement, Befimmo confirms its position as one of the main players in the Brussels office market, and strengthens its presence in the European quarter. The contract came about partly in collaboration with CBRE.
